Project Management
Riverplace
Riverplace is located in the downtown area between Main and River street and revitalized an area adjacent to the city’s newly completed Falls Park. This innovative project began in 2003 as a partnership between the city and a local developer that included an office building, two residential condos, a hotel, a mixed used residential, office, and retail building, and a garage. Total construction value exceeded $50 million. At one point during the project, two other developers and three general contractors. were involved on site. The first two phases are complete. The third phase is anticipated to begin before the end of 2008.
The city’s portion included a 300-space, two-level partially enclosed parking garage that will ultimately be expanded to 500 spaces. The city also built a multi tiered fountain with an interactive portion, an interior street and roundabout, extensive landscaping, and over 600 feet of sidewalk (Riverwalk) along the Reedy River.
Carolina First Center
In 2001 the City of Greenville purchased the Palmetto Expo Center from the private (now defunct) Textile Hall Corporation. In 2007 the City announced that the Expo Center would be rebranded as the Carolina First Center, under a multi-year naming rights agreement. Renovations are nearing completion as the outdated facility is transformed into a modern convention and exhibit facility capable of serving as an economic stimulus to Pleasantburg Drive, as well as Greenville and the surrounding region.
The renovations will be completed by late 2008 and will include the creation of a 225,000-square-foot divisible meeting hall, the construction of a new entrance hall and exterior concourse to allow better pedestrian access and movement through the facility, and the improvement of a multi-purpose hall to create 28,000 square-feet of column-free ballroom space-the largest in South Carolina.
The construction effort consisted of three major construction contracts and a wide range of subcontracts to handle the numerous problems encountered in the renovation of such an extensive and aged facility. Several smaller renovations and improvements will take place over the next two to three years, as major construction is completed as we continue to make a facility user-friendly, aesthetically-pleasing, and economically-efficient.
Total construction costs are approximately $21 million.
City
Hall Plaza
This project is the culmination of the City’s plan to redevelop the former City
Center located on the south half of the block adjacent to City Hall.
The City formally advertised the property and Windsor Aughtry was the successful
developer. As a result of this plan, the developer has proposed and is
constructing “Main At Broad,” a multi-purpose development that will include an
office building, a hotel, parking garage, and open plaza area. Adjacent to the
plaza area, the city will construct public restrooms that are accessible from
the level of the plaza, a water wall/fountain, an upper plaza that extends the
full length of the south side of City Hall, and a corridor/storage area
underneath the upper plaza.
The project will also include landscape around the fountain and upper plaza as
well as streetscape/landscape along the perimeter of the ”Main at Broad”
development which includes portions of Main, Broad, and South Laurens Streets.
The hotel and office construction began in early 2008 and will be completed in
late 2009. The city facilities will begin construction in spring of 2009 with
completion near the end of 2009. Coordination efforts by the city are ongoing
and have included two development agreements, easements, permits, utility
relocation, relocation of employees formerly located in the old City Center,
construction cost estimates, and contracts for the design as well as the
construction.
